18x13 that’s a foot bigger both ways than our main lounge room …. So ….
I am just visualising how many machines and even a work table you could get inside?
I would say 10-15 comfortable … even an odd pinball where most people don’t have the room (approx8ft ) to slide the playfield glass out .

The doorway too looks wide enough to get most cabinet styles through but you might need a couple of strong mates to lift over the bottom frame or construct a lift away (metal or wooden) ramp to wheel them over? Just a thought! Like some disabled folk use on front doors for wheelchairs? Saves damaging the pvc rim and seal..

If you are thinking about a pool table 6x3’ requires around 14’x11’ to play all sides with 48” cues … still just enough room with a row of video games.

Good luck finding good cabs to fill it.
Seems good value and attractive too !

yeah, the lady who used to live next door has those ramps as she was in a wheelchair, im not planning on just putting arcade machines in it, it has one already and will have my 2 fishtanks as well, plus its got a couch in it at the moment too, its a big old space for sure

A guy just across from us has a similar one to you but bi-fold glass doors almost full length opens on to garden decking has a bar and dartboard and massive tv so in summer all his mates can watch footy or olympics etc .. sit in the sun or shade and gets him out of the house from his misses…. He is a builder and one thing he just didn’t quite think of was the roof draining off one side, but eventually guttered the low side and piped the water to a soak away in garden as it was distance to the main drains.

yeah, the roof on this angles backwards and it has guttering at the rear, when i started looking at similair options this was by far the most competetive price, other than doing it myself which i dont have the time for

I think down here in the South it would prob be closer to £30K or more.
I went to school with the owner of this company & the guy is a millionaire:

I built my own one from scratch nearly 10 years ago now (July 2026). I think it ended up costing me somewhere between £1.5k and £2k when complete with electrics etc. but that was at pre Covid wood prices.

15m2 internal Floor Space as that was the max allowed for permitted development at the time due to timber constructions and proximity to fences, roughly 8.5ft x 17.5ft internal.

My "garden" had previously been block paved so I put extra stones down to raise it up slightly.
2x4 Framed base with 18mm moisture proof chipboard(I think)
2x3 Wood Framed Walls clad externally in 9mm OSB sheets
Vapour Barrier around the outside, then clad with horizontal featheredge boards
2x3 Flat roof with 11mm OSB and Decent Felt.
UPVc Patio Doors
50mm Rockwall insulation in the walls and roof, interior walls clad with pin cladding.
Additional vapour barrier and second amount of chipboard on the floor.
Thick Foam underlay boards and laminate flooring.
Additional False 2x3 framed ceiling where the instulation is put to allow ventilation between the roof and ceiling.

Has been up for nearly 10 years now had no issues with damp or anything, was a labour love building it, took 2 weeks off work to build the initial structure and the external cladding was done on evenings and the following weekend.

Hate to think what it would cost now as the wood prices have at least doubled since then last time I checked.

Was initially built as a games room, but now its 50% games and pinball storage and 50% TV room as my lounge is full of pinballs, was also at one point a Home Cinema setup with projector and big screen and a few games.

Doesnt cost that much to keep it heated during winter, but next project it is to install one of those a single unit Heat pumps to reduce cost to heat with added cooling and dehumidification.

Can dig out some build pictures if anyone is curious.

That would be nice to see.
I have a 12x6 foot shed with all my stuff in it but would love to upgrade it into some a bit more solid its sitting on a concrete base so the groundwork's are there already.
Had this about 10 years now & I'm sure it would cost a lot more to buy now maybe double, I did all the electrics myself.

You can see my neighbours effort to the right of this picture she paid about 10K but it looks like a porta cabin
